How it works

  1. Enter the taxable surface, the type of use, the building age, and your zone coefficient.

  2. We compute base = surface × fiscal rental value × coefficient, with the age abatement for dwellings.

  3. We apply the rate (3% or 10%) to show the annual property tax.

The property tax (taxe foncière) is an annual local tax for the communes, owed by every owner of a built property. This tool computes the tax on built properties: base = taxable surface × fiscal rental value per m² (520 DA for housing, 1038 DA for commercial and industrial premises) × zone coefficient, with an age abatement (2% per year, capped at 25% for dwellings).

The rate is 3% for built properties, raised to 10% for a secondary home that is unoccupied and not rented (2025 finance law). The zone coefficient is set by the interministerial order of 10 November 2022 by zone and sub-zone – enter it (default 1). Indicative result; confirm with the tax inspectorate.
